  • The property does not have air conditioning, but being 450 metres above sea level and with heat resisting buildings (as well as fans) the temperature is never too high inside

This country estate, set in five acres of beautiful Tuscan countryside is a heavenly spot for carefree family holidays. Children will be in paradise from the moment they arrive, racing around on trikes and scooters, finding hidden playhouses in the woods, bouncing on trampolines and jumping in the pool. Parents too, find genuine relaxation here, sipping local wines while gazing at the spectacular views, indulging in a spa treatment on site, or playing a game of tennis with other guests.

A country manor that has been converted into a convivial hotel, it offers accommodation in spacious, airy rooms that are simply furnished with local antiques and feature original tiled floors and painted ceilings. Families can choose between large en suite rooms with one double bed, two singles and space for a cot, or the interconnecting rooms (one double, one twin) with a shared bathroom.

The main gathering space is the huge patio in front of the house. Equipped with toys, small slides and climbing frames for the little ones to play on, and comfortable lounge chairs and swing seats where parents can chill out, it’s also where superb meals are served in warm weather.

For older children there is a games room with table tennis and table football, reading rooms and a music room and, and a short distance from the main house are two heated swimming pools.

An informal house-party atmosphere means that guests are treated like friends, and families mingle over the delectable meals. Run on an all-inclusive basis, there’s no need to worry about where and when to eat: breakfast and lunch are served buffet-style; in the evenings, children are given supper at 6pm so that once they are in bed, parents can relax over aperitifs before tucking into a four-course feast. Baby monitors in the main house work here, and a babysitter is available at no charge for guests in the adjacent Palazzo Regina, so that they can also enjoy a relaxed dinner.

The food, all of which is freshly prepared with seasonal ingredients earns rave reviews, and cooking classes for both adults and children are offered twice a week for an additional fee.

Between meals guests can help themselves to cereals, fruits, soft drinks, beer, wine and spirits from the kitchen, and make use of the espresso machine and microwave. Thursdays are the cooks’ day off, so only breakfast is served – a great excuse to explore local restaurants, or bring a take away back to eat in the kitchen.

With children amply entertained and safe within the grounds, and a babysitting service available day and night, parents can properly unwind and find time to themselves, whether it is for a bike ride through the countryside, a visit to a winery or a spot of shopping in the nearby towns.

Please note the owner usually takes Saturday to Saturday bookings in the summer, but can sometimes accommodate other dates. All prices include breakfast, lunch and dinner (except on Thursdays when only breakfast is provided). Wine, beer, soft drinks, tea, coffee, fresh fruit, toast, yoghurts, etc. are always available at no extra charge.

Infants: There is no additional charge for under 2s when sharing a room with their parents or siblings. For children requiring a separate room, the minimum room charge applies.

The rates are based on a 7 night stay. Rates vary according to season. Please contact us for a precise quote.

Deposits / Cancellations

A 40% deposit is payable on reservation.

The balance is due 8 weeks prior to arrival.

For bookings made less than 8 weeks in advance, full payment must be made at the time of booking.

Cancellations made more than 8 weeks prior to arrival incur a 40% cancellation fee.

Cancellations made less than 8 weeks prior to arrival incur a 100% cancellation fee.

There is plenty at the villa to keep children entertained and stimulated for days. The five acres of grounds include two heated pools, an all-weather tennis court, a playhouse, a games room, children’s toys, a sand pit, a trampoline, board games, soft play areas and more.

Cooking and art classes for little ones are also offered twice per week for an additional fee and there is also a babysitting service available day and night.

Children’s Museum, Palazzo Vecchio

The Children’s Museum at the Palazzo Vecchio in Florence gives children an insider’s view of the palace. Among other things, they can explore secret passages, hear stories and take part in fresco workshops.

Hike, bike and horse ride

Staff can arrange horse riding, cycling and walking outings for guests in the surrounding countryside, as well as tours of local farms.

Sansepolcro

This attractive fortified town, located about 20 minutes drive from the villa, is famed for being the birthplace of Piero della Francesca, but it also has several interesting museums, some great boutiques and restaurants, as well as supermarkets should you need to pick up any supplies, and an outdoor pool complex, open in summer.

Anghiari

This small hill town enjoys lovely views across the Upper Tiber Valley, especially from the playground at the top of the town. There are also some museums to visit and good examples of restored frescoes at the Palazzo Pretorio. Wednesday is market day and shopaholics will also love the Busatti store where beautiful linens are made.

Olive oil tour

The Antico Frantolo Ravagni is an old olive mill, where visitors can go for olive oil tastings and purchase cold pressed extra virgin olive oil, infused oils and soaps.

Michaelangelo’s village

The tiny village of Caprese Michaelangelo is said to be the birthplace of the great artist and has a museum in his honour. It’s also the starting point for a pleasant half-day walk in the surrounding area.

Thermal Springs

At the Bagno di Romagna children and parents can enjoy a dip in the therapeutic hot spring waters, believed to alleviate all manner of ailments.

Two connected pools, one outdoors, one indoors, are filled with hot (34-37 degrees) sulphuric water, and include hydro massages and geysers, to pummel tight muscles. There is also a play area for little ones.

La Grotta Grande del Vento

This huge cave system, only discovered in 1971, is said to be the largest in Europe. A walk or guided tour through the various chambers, which are spectacularly lit, takes around an hour.

The biggest theme park in Italy, Mirabilandia has everything from roller coasters to toddler rides, and a whole water park section, so plenty to keep all ages entertained.

A great adventure park for all ages, Activo Park includes hanging bridges, zip lines, a dry ski slope, mini golf and trampolines. Approx 1.5 hours drive away.

FAMOUS TOWNS IN THE AREA

Perugia

An hour’s drive away, Perugia is a vibrant city with a rich artistic past. Spend a day exploring the submerged tunnels beneath Piazza Italia, the maze of medieval alleys and the collection of fine art within the Palazzo del Priori.

Assisi

The Basilica di San Francesco is Assisi’s star attraction, not only for its architecture but for also for the impressive collection of fine art within it.

Aside from the basilica, the narrow streets and open squares are fun to explore and the ancient, pink stone houses are particularly pretty.

Sienna

Another historic town with wonderful architecture is Sienna, a 1.5 hour drive to the west. Aside from the magnificent square – the Campo – top sights include the Duomo for its architecture and works of art, the Torre Civica for its views of the countryside and the Ospedale di Santa Maria della Scala, once a hospital and now a gallery.

Florence

Florence, the cradle of the Renaissance, can be visited in day, by car or train. Top sights in Florence include the Uffizi Gallery, the oldest art gallery in the world, the medieval cathedral with its iconic dome, the Ponte Vecchio bridge, lined with jewellery shops, and Michaelangelo’s David, at the Galleria dell’Academia.

Wellness

For adult relaxation, staff can arrange massages, wraps, facials and beauty treatments to be enjoyed on site, and yoga and Pilates classes are also available.

Cooking class

Cooking classes are offered twice weekly where guests can learn to make pasta the authentic way, and also master some local recipes.

Wine Tasting

Babysitters can be booked to watch over the little ones whilst parents head off for a fun wine tasting class at a local winery.

Walking & Running

As there are no trespass laws in Italy, one is free to walk or run wherever one chooses. There are plenty of interesting routes that can be taken from the villa, which are listed in the guest book.

Shopping

From handmade linens to designer clothes and handbags, there are plenty of shopping opportunities. You’ll find local linens and traditional ceramics in the villages, and plenty of upmarket shopping malls within one and a half hours’ drive.

The Area

The estate sits just a couple of kilometres from the Tuscany/Umbria border, outside a picturesque village with its own medieval castle. Set amid undulating green hills, covered with olive trees, vines and pretty villages, the scenery is breath taking.

The woods around the villa are ideal for walks, bike rides and horse riding, while a few minutes walk away in town children can explore the castle, run and climb in the playground and indulge at the wonderful ice cream shops.

A short drive to the north one can visit the pretty villages of Monterchi, Citerna and Anghiari, with views across the Upper Tiber Valley, and to the southeast Monte Santa Maria Tiberina.

The world-famous towns of Florence, Assisi and Sienna, bursting with incredible architecture and cultural sights, can all be reached in under and hour’s drive.
