Located in a small village in East Sussex, this historic house has been recently refurbished with real style. Bright, airy and full of character thanks to the huge cathedral windows and vaulted ceilings, the house has a cheery, homely feel and has been furnished with great taste.

Totally child-proofed, from the available stair gates to the socket protectors, it is an ideal venue for extended families or large groups to get together and enjoy the English countryside, coast and nearby historic towns.

The house comfortably sleeps 7 to 8 adults and up to 4 children in four bedrooms. The ground floor, with a master bedroom with en-suite shower room and another bedroom (with a single bed that can convert to a double) is ideal for parents with a baby and an older child.

Upstairs, there are two double bedrooms each of which has two raised alcoves where two little ones can sleep on mattresses. There is also space for travel cots.

The upstairs rooms share a WC & Sink on this level and a family bathroom with bathtub on the ground floor.

There are plenty of toys, books, board games and puzzles, plus entertainment in the form of TV, DVD player, Xbox and more in the living room. The kitchen is fully equipped for cooking for the little ones (ice cream maker and baking equipment provided) as well as for large groups.

Outdoors the fully enclosed garden will delight all ages. The lawn is ideal for playing boules, skittles or badminton and the summer house beyond will mean hours of fun for the little ones. The gas barbecue, outdoor heater and large teak table mean up to 12 can comfortably eat outside on sunny days.

Minimum Stay

Please note they have a 7 night minimum booking policy for high season.

They typically have a 7 night minimum stay over the Christmas and New Year period  - please enquire for shorter stays.

They require a 3 night minimum stay over the  bank holiday weekends.

The change-over day is typically Friday however other days can be accommodated depending on lettings – please enquire.

HIGH SEASON: weekly rental 2.000£

MID SEASON: weekly rental 1.600£

LOW SEASON: weekly rental 1.300£

1- 3 nights: 80% of weekly rental

4 nights: 90% of weekly rental

5 - 7 nights: 100% of weekly rental

There is a £200 cleaning charge per stay/week.

Deposits / Cancellations

All prices are inclusive of pre-arrival and departure cleaning, fresh towels and linen and a welcome hamper.

A deposit of 40% of the total fee is payable upon confirmation of booking with the balance due 2 weeks before your arrival.

A refund of this deposit is permitted for cancellations prior to your arrival date as follows:-

Up to 8 weeks before: 100% refund

Between 8 and 4 weeks: 50% refund

4 weeks before: 0% refund

A refundable £200 damages deposit is payable 2 weeks before arrival which is refunded within 3-5 days from the end of your stay, subject to inspection.

Pets

Yes, allowed with a £20 per pet charge - conditions are they are not allowed in carpeted areas in the house and on furniture.

In addition to an excellent selection of toys and games provided for the little ones, there is a large playground just behind the property.

Camber Beach

Camber Beach is one of the few sandy beaches along the Sussex Coast so a great destination for families. There are plenty of watersports on offer nearby and the sand dunes are fun for all ages.

Brede Valley

A very peaceful valley, rich in wildlife, children can play safely in the rolling, open countryside, run around and ride bikes along the many footpaths. www.bredevalley.info

Rye Nature Reserve

A seaside nature reserve, with a wealth of different habitats, it’s great for walks along the shore and for sighting wildlife. www.wildrye.info

Rare Breeds Farm

A 100-acre farm in Woodchurch where children can pet the animals, ride in the trailer behind the tractor, assist with the pig races, meet some creepy crawlies, and much more. www.rarebreeds.org.uk

Port Lympne Reserve

One of the largest wild animal parks in the UK, adults and children can learn all about many of the world’s most endangered species here. Safari trucks take visitors through various areas, where the animals roam freely and learn about the organisation’s conservation work. Indoor Activities

The nearby coastal town of Hasting is pleasant to wander around and rich in history. In addition to various museums that bring the past to life, there are castles to explore and, on rainy days, plenty of indoor activities. The aquarium, indoor play centre, bowling alley and paint balling centre are all good options for keeping youngsters entertained.

Activities for adults

In the village

There are several pubs in the village, one within easy walking distance of the house. The historic 1066 walk, which runs from Pevensey to Rye via Battle, also goes through the village.

Shopping & Eating

Both Rye and Hastings are only a few miles away and are historic towns that are pleasant to wander around, browse the shops, stop for a cream tea or a pint, or visit museums and art galleries. There are plenty of good restaurants in both.

Sporting Activities

For the energetic ones there are plenty of hikes and bike rides in the surrounding countryside and, in summer, kite surfing, boat charters and other water-based activities at Camber Beach.

The Area

The property is located in a small village in East Sussex, between the coast and the river Brede, surrounded by beautiful rural scenery. Just six miles from the historic town of Hastings and 3.5 miles from medieval Rye, the charms of both seaside and countryside are within easy reach.

The sandy Camber beach and undeveloped Winchelsea beach are a few miles away and Rye is a pleasant four-mile walk from the latter. A variety of water sports are available at the coast, and there are scenic hikes and bike rides in the Brede Valley and Rye Nature Reserve.

The area is dotted with quaint towns and villages and is famous for its cider orchards, wineries and show gardens, while the larger towns offer plenty of shopping, dining and browsing opportunities, as well as attractions for children.
